Motor Trade - Bridgwater Gateway

Walsingham Planning continues to advise investors in relation to the development of a large, edge of settlement greenfield site comprising B1 office floorspace, a hotel and a large petrol filling station.

The project required the submission of representations to the emerging Local Plan process and the submission of an outline planning application including an Environmental Statement. Walsingham Planning has also secured approval of the reserved matters and relevant planning conditions to allow development to commence.

The first stage of infrastructure has now been constructed and further phases are expected later this year. Importantly the project has direct links with the multi-billion pound Hinkley Point C Project, one of the largest infrastructure projects in Europe and is expected to make a major contribution to the supply chain.

Motor Trade - Bridgwater Gateway

Motor Trade - Bath Business Park - Peasedown St John

Walsingham Planning has achieved planning permission for two related schemes at a Business Park south of Bath. The first site would provide two Multi-Franchise Dealership Buildings with Car Storage and the second site would provide an ancillary Servicing and MOT Centre.

The Council accepted that although the proposed occupiers were not traditional Class B uses, they would constitute employment-generating development and were therefore acceptable within an allocated Business Park.

The dealership site lies on a main arterial route and so a high quality design was critical to the success of the scheme, needing to respond to the road frontage as well as the other buildings already present at the Business Park. A sleek design with Art Deco influences was developed to respond to these dual requirements. A landscaping scheme using native species complemented the built proposals.

The biggest constraint on the site was archaeology, which dictated the developable areas and required detailed foundation design at the planning stage.

We succeeded in overcoming these hurdles to achieve planning consent for both schemes under delegated powers.

Motor Trade - Bath Business Park - Peasedown St John

Walsingham Planning has become increasingly involved in acting for Euro Garages in assisting the growth and appointment of its network of roadside facilities. We now have a large number of applications running across England, Scotland and Wales seeking the delivery of new and enhanced forecourts, principally via the delivery of additional retail and food and drink floorspace, to complement the existing fuel offer.

Our first permission acting for Euro Garages was recently secured in Moreton-in Marsh, Gloucestershire. Here, we secured permission for the extension of the Forecourt Shop to accommodate a bakery kiosk and additional parking and circulation space. Despite the site being located within an Area of Outstanding Natural Beauty and Special Landscape Value, utilising our expert knowledge of the forecourt sector, we were able to secure permission for the extension within 3.5 weeks of the application’s registration.
